Notice on Closure of DG Blog
I would like to thank for those who has given their support, even though it's only a 'silent' support. I have been extremely busy and unable to cope with my personal and work schedule. I feel there's no point continuing with the blog unless i can update it regularly. For the last 2 months, i have been in and out of the country on every week and there's no way i can find time to maintain the blog.
I will however maintain the forum and monitor it closely. By the way, our forum has been attacked by one person called muzaraff and spam us with advertisement. I have banned him/her and it's keep on attacking. Really appreciate any of the IT expert to give some advice.

DBKL - Increase in Assessment (Updated)
DBKL has recently sent a letter to increase DG assessment rate to 6%. For instance, for a 1120 sqft will have to pay RM576. Isn't that high for a condo? At bad times like this, instead of lessen the burden of rakyat, they make our life more difficult.
Besides, has DBKL done a good job in Kuchai Lama?

Per : Pindaan Senarai Nilaian
Dengan segala hormatnya, merujuk kepada perkara di atas, saya sebagai penghuni Kondominium Taman Dinasti (Dynasty Garden Condominium) ingin membuat bantahan terhadap pindaan senarai nilaian yang dicadangkan oleh DBKL.
Saya merasakan kadar 6% yang dikenakan oleh pihak tuan adalah terlampau tinggi dan membebankan rakyat pada masa ini di mana dunia mengalamai kagawatan ekonomi. Antara sebab-sebab terhadap bantahan terhadap pindaan senarai nilaian adalah sebagai di bawah :
i) lokasi kondominium taman dinasti berdekatan dengan pelbagai lebuhraya bertol, seperti Kerinchi Link, Smart Tunnel, NPE, PLUS dan sebagainya. Kami penduduk terpaksa mengeluarkan belanja lebih untuk kos pengangkutan.
ii) sebagai penghuni, kami bukan sahaja terpaksa membayar cukai tanah dan cukai pintu, tetapi perlu juga membayar 'maitenance fee' dan 'sinking fund'. Kami sebagai penghuni telah dibebankan dengan pelbagai bayaran kepada banyak pihak.
iii) terdapat 600 unit rumah di dalam projek kami. Sekiranya purata seunit rumah dikenakan RM700, bermaksud DBKL memungut RM420,000 dari Kondo Taman Dinasti sahaja. Ini merupakan jumlah yang amat besar.
iv) memandangkan persekitaran kawasan kuchai lama telah dibangunkan dan mempunyai kepadatan yang tinggi (high plot ratio), ini bermaksud DBKL memperoleh pungutan cukai yang tinggi. Perlu diingatkan bahawa masih terdapat beberapa buah kondominium sedang dalam pembinaan di dalam kawasan ini. Oleh kerana itu, DBKL akan mempunyai pungutan cukai yang banyak sekiranya semua ini diambil kira.
v) memandangkan kebanyakan jalan raya menuju ke kawasan kami adalah lebuhraya swasta, kos untuk DBKL menyenggalara jalan adala minimum. oleh yang demikian, DBKL tidak patu mengenakan kadar yang tinggi.
vi) Sepatutnya, DBKL mengenakan cukai yang rendah terhadap kami. Kebiasaannya, untuk rumah teres, pungutan sampah perlu dibuat dari satu rumah ke satu rumah dan memakan masa yang tinggi di samping mencemarkan kawasan sekitar semasa membuat pungutan sampah. Untuk kondo kami, terdapat tong sampah yang disediakan pada kedudukan tertentuk (centralised) di mana semua sampah dari semua unit dipungut dan diletakkan di situ. Oleh yang demikian, ini memudahkan kerja Alam Flora di mana memerlukan kurang kakitangan dan menggunakan masa yang singkat.
vii) Memandangkan kondo kami adalah jenis berpagar dan berpengawal (gated and guarded), maka semua lampu jalan adalah di dalam kawasan kami. Bayaran bil lampu jalan dilaksanakan oleh pengurusan kondo melalui maintenance bill bulanan terhadap penghuni.
viii) Kondo kami mempunyai kawasan hijau yang besar dan cantik tetapi diuruskan oleh pengurusan kondo dan segala kos penyenggalaraan adalah dibayar oleh penghuni melalui monthly maitenance bill. Oleh yang demikian, DBKL tidak perlu menampung kos yang besar untuk penyenggalaraan pokok-pokok di sekitar.
vix) Kawasan di sekitar kondo kami telah dipasang dengan sistem kutipan letak kereta. Ini merupakan satu lagi sumber wang untuk DBKL. Walau bagaimanapun, terdapat pihak yang tidak bertanggungjawab yang meletakkan bas-bas di jalan masuk ke kondo kami. Pihak kami telahpun membuat aduan kepada DBKL tetapi masih lagi tiada sebarang tindakan diambil oleh DBKL.
vx) Memandangkan kondo kami mempunyai peraturan yang ketat iaitu tidak dibenarkan mempunyai haiwan peliharaan seperti anjing, ayam dan sebagainya, maka, tidak ada risiko haiwan ini terbiar di jalan raya dan menjadi haiwan liar yang perlu dilupuskan oleh pihak DBKL. Ini merupakan penjimatan kos oleh DBKL.
Sebagai kesimpulan, kami merayu kepada pihak DBKL untuk mempertimbangkan semula kadar pindaan senarai nilaian yang ingin dikenakan. Pihak kami berbesar hati sekiranya DBKL prihatin terhadap cabaran yang dihadapi kami sebagai penduduk dan rakyat ibukota yang memerlukan kos yang tinggi.

Convenience Shop
For the benefits of outsiders who don't stay at Dynasty Garden Condo, and want to know more facilities of the condo, I'll feature those facilities from time to time. However, as i've featured almost all of the facilities and write almost everything about the condo, i've run out of topics. Ha...ha....
To make things more difficult, residents are not happy if i were to post something negative on the Blog. They prefer it to be discussed on the forum. In that case, what should i do with the Blog?
I've been asking many people to contribute their articles to the Blog but i received only 2 so far. This is a serious case. Personally, i dont like to keep the Blog and yet no update. That's worse than not having a Blog. It shows lack of enthusiasm and passion. Should i just maintain the forum, minus the Blog? If i were to maintain the Blog, what should i write about?
Please tell me your opinion on this.
As for the convenience shop at our DG, please support them by buying their stuff. After all, it's for our convenient.

Commercial Area - It's a convenience or a nuisance?
Some of the residents are happy that these shops are within walking distance from their property and it is so convenient especially for those working couple who has no time to prepare dinner as there are plenty of shops selling food. On the other hand, there are some complaints that these shops caused congestion.
Whatever the reasons are, the shops will always be there and like it or not, most of us will patronise these shops every other time.

Incident at the Guardhouse
The argument may be due to the black Toyota Avanza (still seen parked close to our exit as at 05/04/2009) bearing the registration number from Johor Bahru as a few chaps that involved in the argument keep pointing at that vehicle. I assume it was about some damage done to the vehicle.
An argument ensued and shouts heard. Two of the chaps acted rough on one of the Indian guard. One chap in white shirt grabbed the Indian guard by the neck and another chap in sky blue shirt threw a few punches on the Indian guard.
The Indian guard and another guard retaliated by charging and hit the two chaps with a stick. The two chaps backed off. A moment later the chap in sky blue shirt went into one of his gang's car and took a stering lock to return the attack but realising his stick was too short compared to the guards, he threw it on the floor and instead went into the same car and drove in quick speed acting as if to knock the Indian guard. The Indian guard again retaliated by hitting the windscreen of that car. It didn't smashed the windscreen but it left two big crack on it.
At this moment, someone from the management office finally came to cool the situation. The hero seems to be Shashi (I hope I got the spelling right). Shashi took some pictures and the chap in sky blue shirt seen showing his aching arm and the broken windscreen to Shashi as if the guards are treating them roughly.

Connaught Avenue - Another Project by Akisama
Connought Avenue - This is another project by Akisama, the same developer that did Dynasty Garden Condominium and Kuchai Avenue Service Apartment.
Price starts from RM180,500 with built up of 950 sqft. Having 3 rooms and 2 bathrooms, i think the concept is not much different from Kuchai Avenue. Elevated park with swimming pool is synonymous with the previous development of theirs. So you can also expect good security and maintenance i pressume.
As for location, it's a mix of opinion. Some says the 200m distance from future LRT is a good investment while others don't really prefer (prejudice?) Cheras. Whatever the reason is, the news is that the first of the 2 blocks service apartments has been fully booked.
For me, it's more for investment rather than own stay. But then again, what sort of return are we talking about? Will it reach as high return as in Dynasty Garden? Can it reach between 30-40% return?

Parking Outside - Is it worth to save RM3 per day?
Well, as far as DG Blog is concerned, there has been no cases of theft yet BUT there have been cases where the car window was broken and the belongings inside the car was taken away. But then again, why risk and expose oneself to such crime waiting to happen?
Most residents who parked outside obviously has more cars than car park to accomodate all of them. So the cheapest way is to park outside. Setback? Risk to theft, rain, hot sun, far walking distance, not be able to find a space, etc. Rental of the car park is generally low. The so called in house agent for instance rent out each car park for RM100 per month. That's like RM3 per day for a covered car park with cctv security and card access system. So guys, for those who park outside, please think again. Is it worth to save RM3 per day?

Gymnasium - How Often Do You exercise?
No doubt the gym equipment is not as comprehensive as California Wow or Fitness First, but there are basic equipment for residents to use. Perhaps the reason is because DG gym has no muscular men or fit and slim ladies? Those uncles and aunties also need to exercise, can't stop them. We are all DG family.

Letter Box - How to get rid of junkmail?
But then again, how on earth the junk mails end up at our letter box? Is it done by Mr Postman? Definitely not. As a matter of fact, the maintenance staff have been distributing our letters to each letter box, the job which supposed to be done by Pos Malaysia postman. Talking about Malaysia Boleh attitude!
So who is the culprit that put all these junk mails into our letter box and who allow them to enter DG? Why does management allow them to enter and distribute junk mails? There's a cctv and it's so easy to catch the culprit. Why no action taken? Is someone getting commission? Smell fishy here.
By the way, who is the manager of the management office? Please, we want to hear from you.

Rooftop
To view KL city from the rooftop was such a great experience as one could see all the prominent buildings such as the twin towers, times square, kl tower and many others. It was also windy and basically you could view many parts of the klang valley from PJ to Bukit Jalil.
Does anyone knows what is the intention of the management on the rooftop?

Dynasty Garden - Security Standard Better Than Other Condos
A couple, when interviewed at the swimming pool informed the DG Blog that when they bought Dynasty Garden condo in year 2005, they hope the security and maintenance will be as good as Akisama's previous project - the Continental Heights. Their worry was that the Continental Heights were sold at much more expensive than Dynasty Garden and therefore, the standard of security and maintenance will be different. However, now that the project has been completed and residents have been staying there for about half a year, it is without a doubt that the standard of security in Dynasty Garden is as good as Continental Heights.
The security guard attire in white looks pleasant and clean. And these guards are strict too - even owners are not allowed to enter the condo unless they can show the access card. And those without access cards are required to register at the guardhouse and have to wear a tag. According to the maintenance office, there are more than 200 cameras installed all over the condo. Cameras were installed at car park area, inside every lift, every floor of the common corridor and all the strategic points. Up to date, there's not a single case of break in.
Of course, no security in any condos is perfect or else it will become a jail. There are some residents who are not comfortable as the DG guards are mainly foreigners and their limitation of communication. However, on the other hand, some residents feel more comfortable as these foreign guards are more alert an do their work with much commitment and responsibility.
Residents are advised not to take security issue for granted. There are occassion that gated and guarded development in the Klang Valley reported to have cases of robbery and break in. It's good if the residents can look after on one another. So know your neighbour and inform them that we are all concern about security matters.

Another Case of Car Painting Damaged
Every week i will call Mr lim once to check on my claim status, the bill cost me RM399 for fully wax & polish for twice. And then he ask me to call main-con mr low to follow up, he told me that he just a middle man only, not under management responsible. I was wonder that time, if this is not the management responsible, then who else??? Developer?? After few days later, i try to call Mr Low and follow up on my compensation, but he always said he is busy and ask me to look for Yong.
I think i had been follow up with with them close to 1 1/2 months, & i called Mr Lim again, he try to scare me away, he said my Low told him i'm very irritated him (come on, i just called him once a week, not everyday), and I'm very demanding. (Walow, Am i?? I just chasing back my lost to them) And Mr Lim give me an example, because i'm a banker he said if let say my customer don accept my offer, what i'm going to convince my customer?? Lowest the package right??? Then he ask me to lowest my bill to certain amount & discuss with Mr Low again, because they said the bill too expensive already. For me, i don care whether is cheap or expensive, i just want my car turn back to originally. I ask mr lim opinion can i complain to Akisama ?? he said better don because they will not entertain it.
Fine, I wait till the week of before new year, Mr Low always said busy, I told myself i cant tolerate them anymore, i called up Akisama, look for Manager & told him the whole incident. He said how come they not follow up, when i put down the called, i sms to Mr Low, and told him that i have already complaint up to Akisama Office, if you still not settle to me, they will take action already. after 5 minutes, Mr Yong call me ask me where he should pass me the money. (see now only efficient)
But They still not willing to pay me the full amount, ask me to give discount, at the end i got back RM300 at least better than nothing. Somemore, i still need to listen the nonsense from Mr Yong said Y so expensive la, the stain so easy to remove... (Bullshit)
I think next time anything also we complain to Akisama there, they will be more efficient to carry their responsible ....

Car Painting Damaged by Contractor
before CNY, management has pay the cost for polishing my wife car.

I definately agree with zitromax and heeyong. As a professional level staff, they need to handle it in professional way and not just to raise their voice to frighten those who raise the complaint in proper way. PLEASE HANDLE IN PROFESSIONAL WAY.

Photos of the car painting damaged by contractor
I have fill up a form and submit to management office. Complaint about my wife car dirtied by the contractor who paint the steel bar in the parking lot. The silver steel paint was fall all over my wife car and it's can be seen clearly. I try to wash and polish with normal polishing kits, but it's cant remove it strain.

My wife trying to talk with DG manager Mr Lxx, and this fella was f***** rude and try to raise his voice to frighten my wife by telling her it is not DG management responsible. My wife was dam pissed and fail to talk with him since he keep on saying not their responsible and there is not contractor painting near the parking lot. My wife call me up and I straight away go to management office, and once I reach the office, this m********* hiding somewhere else and dont dare to see me.
I talk peacefully with sahsi and ask his help me to raise another log and bring him along to my wife parking lot and take the picture as evident. He took picture on my wife car which dirtied by those steel pain and those silver paint mark which fall on the parking floor. Sahsi was calling the contractor and figure out actually there is painting job being done before... And I was requesting them bare the cost for removing the strains (either polishing or repaint). I told him i will try to get some auto detailing opinion whether it's can be clean it or not. I need them to confirm with my wife whether management gonna bare this cost or not ASAP.

New Roof at the Entrance - Thanks Akisama!
The roof span right to the drop off area.
The developer of the project has taken the effort to install polycarbonate roof at the entrance next to the guardhouse right to the drop off area. Before this, whenever it rains, it will be a nuisance to the residents when flashing their entrance card or at dropping off passenger at the drop off area. Now this matter has been resolved when the roof has been installed. It's kind of silly not to have this roof from the beginning of the project but what the heck.... it's better late than never.
The developer is not all bad after all. They do listen, after all. So what we residents should learn from this? We should thank the developer and at the same time continue to complain, ask, report, etc... so that DG will keep on improving.

DG Blog Turns 1 Year
I have to admit that the inspiration of doing this blog comes from usj.com.my, an award winning website created for the usj community. The difference is that the DG blog and forum comes in a much smaller scale and rides on free hosting as I don't believe in selling advertisement via the blog. Not that i am anti-capitalist but i just want to maintain its independence. Imagine if a real estate agent adverstise through the blog and he/she is unscrupulous? Isn't that bad for the blog?
On its first month, there were 15 registered members. This is quite an 'achievement' as you all may know, the construction of the condo was still in progress and none of us buyers have met each other at that time. The blog and forum were launched in January 2008 while the key collection was done in October 2008. By the time we collected key, we already have more than 100 members and 1000 posts for the forum.
There was a suggestion to register the blog and forum to get a proper domain and hosting rather than using free blog via blogspot and makeforum. This idea is not being rejected but due to limited financial support, it's being kept in view for the moment. I do agree having a registerd domain will look more presentable, but i also believe that the content and value of the site is more important than its name.
I would like to emphasize here that neither the Webmaster, its DG Blog Team members are the 'leader' or the 'representative' of the DG community. Members have high expectation that we are responsbile to represent them. The objective of the blog and forum is to unite the DG residents/buyers beside as a tool of communication. We collect information and post it on the blog or the members can post it on the forum. That's what we do. We make a place for people to communicate. We collect information and let members know. That's what we do. We don't stop residents if any of them would like to be the 'representative' for the community and will always give our full support.
Throughout the one year, i must say thank you to all the members for supporting the blog and forum. There were so many contributions in many forms. Some sent photos, graphics, information, articles and of course, non-stop ideas and suggestions. Besides that, i must say thank you to some of you who have helped in technical support during the time the blog and forum had some technical problem and whenever need something to fix. This is solely due to the reason that i am not from the IT background and my knowledge in IT is limited but doing my best about it. I shall not mentioned who are the ones who has contributed and helped as you know who you are and this appreciation comes sincerely.
I believe the blog and forum has met its objective very well and been able to serve as a platform of communication among members. It's a surprise that when checked via the sitemeter, members (repeatedly) visited the site from many parts of the world, i.e. Singapore, Vietnam, Australia, China, Egypt, United States and of course East and West Malaysia. This means members wanted to know about the status of DG even when they are overseas and managed to do it through the blog and forum.
Well, one year is a small figure and there are many more years to go and many more improvement to be done. Without members support, the blog and forum won't be where it is today. Thank you and keep on supporting DG blog and forum.
