Closure of Dynasty Garden Blog





Dear all,

The time has come for me to end this blog. It's been a very useful tool for most of DG residents to share information.

I started this blog (and there was a forum back then) in year 2008. I guess the blog and forum has achieved its objective.

The reason of closing the blog is because i will no longer own a unit of Dynasty Garden Condo.

For those who are interested to take over and continue with the blog or other channel of communication including social media, kindly email me at dynastygarden@gmail.com.

Astro Beyond HD

According to the DGJMB, they are in the process of upgrading MATV. Besides, effective 1st March 2011, residents will be able to subscribed to Astro Beyond HD.

Look up at the notice board for the astro contractor number as they will put it up soon.

DGJMB - Dynasty Garden Joint Management Body

Ever since the new DGJMB took over the management of the property, there has been a mixed reactions from the residents.

No doubt by having DGJMB, the residents pool of money is protected as majority of the committee members are the house owner themselves.

However, does the committee members able and competent enough to manage the building?

The committee have tried to improve communication with the residents by replying them at the blog, which is a good move. But how about day to day management of the property on security, cleanliness, facilities, defects, etc?

The webmaster has sent email to the DGJMB about their plans but unfortunately no reply from them. Are they solving a problem one thing at a time only?

JMB committee assisting resident to make insurance claim

Dear all residents,

Recently a resident of DG Condo, nicknamed NTC2000 has his flexible hose burst. Water spread all over his house and damaged the floor and many other things as you can see in the photos and email below by him.

And our JMB committee is assisting him to make insurance claim because our insurance is also covering Extraneous Perils. En Akmal from JMB has gone to his house to take some photos on the 10th Jan 2011.

Let's see how's the result. Whatever the result is, we appreciate the effort by the JMB. Keep up the good work!










Beware on DG water piping(flexible hose)




just send u this to keep everyone alert... Beware on the flexible hose for water sink. Developer use made in china cheap flexible host which can easily burst. I was outstation last weekend, and when coming back from hometown, all my house get flooded. Parquet floor, wood skirting all swollen alr. Living room, medium bedroom and master bedroom all affected. Furniture also swollen alr.

As i know not only my unit happen, my colleague in 6th floor also happen before.

I try to seek help from management whether can claim from developer/fire insurance, but they said already after 2 year, no more warranty... Next time going to think twice before but akisama property, too many low quality material .... window handle, low quality paint, door lock, hollow tiles... now is piping which cause a most damage on my unit...

need to change all the parquet and skirting... furniture, laptop, router, all kena.

Meeting with JMB

MB invite all residents to attend meeting on 18/12/2010 to explain why they want to increase maintenace & sinking fund.

Make sure all 600 units residents attend the meeting, COMPULSORY, those who do not attend mean they agreed with the chairman to increase maintenance charges and sinking fund.

Other condo which have only 300 units do not increase any maintenance charge and sinking fund. We double of the money (600 units) still not enough, why? shame.

Why short of cleaner, is it no fund collected.

Collection of fund are :
1) Maintenance charges fund,
2) Sinking Fund,
3) Thirty units Vistors car park rental,
4) Canteen rental, Saloon rental, Dobi rental, Grocery Shop rental and etc.
Where is all this money collected?

Kadyn Plus Sdn Bhd ALARM

The alarm of this shop Kadyn Plus Sdn Bhd located at the row of shophouses facing DG has been triggered regularly.
Apparently this alarm doesn't alert the owner via mobile messages as the alarm would go off the whole night or throughout the weekends; until the workers come to open the shop.
This has become very annoying and I'm very much sure it disturbs most of the residence of DG who are facing KL too.
Perhaps if you could put a post on the blog, we could get some view from the other residences.

For now, I'm planning to lodge a complain to the management/JMB and see if we could issue a letter to the shop owner to voice our predicament.

Security Guard - Lack Courtesy

hi, my girl friend is resident of Dynasty Garden Condo. Yesterday morning (25-Oct) I visited my girl friend and wanted to move some small furniture from her house with my car. I drove to the guard house and asked for permission to go in temporarily to pick up the furniture. Unfortunately, there was a security officer shouted at me rudely after I stated my request,"No! You don't have access card, PARK OUTSIDE!" I patiently try to explain, i just want to drive in temporaryly to pick up the furniture from the lift hall. I know i can do that by registering my car with my driving license. But the security officer shouted again,"No! Cannot! Park Outside!"

His crude attitude provoked me. However, I don't want to further argue with him. I parked my car outside and walked a few times to move out the furniture. I have asked his name to bring this issue to the management office. What kind of attitude he has as the security officer which is the first guy facing all our friends and relatives of resident? I think they will turn they happiness of visiting to angry when they get this kind of respond like me. The security officer challenged me to complain to management office and said his name is Naga. I came back to Penang yesterday and asking my girl friend get the management office contact for me. All the while I don't have any issue with the foreigner security as they are friendly and helpful. We are paying money to get the service but not to hire a ruthless security acting rude to the visitors. I hope the management office can look into this issue seriously, not to spoil the reputation of the condo and the management office.

Price Increase or Decrease?

I received many questions from many owners of Dynasty Garden Condo whether the price of their property will increase or decrease when the opposite land to be developed by a company called Nusmetro starts their project.

Let me analyse it ....

1. Price of property in Klang Valley is getting more expensive due to price increase of construction materials. This we read in the newspaper almost everyday.

2. Price of property within 10km from the KL city is getting more and more expensive. Basically, there are not much land left. Even if there's land, developer tend to develop high end property for better profit margin. Dynasty Garden is within this radius.

3. Napic (National Property Information Centre) is reporting that the average residential price in KL is RM485,435 in the first half of the year, up from RM362,569 last year. This is a jump of 34%.

4. The government intends to imposed higher LVR (loan to value ratio), i.e. instead of loan of 90%, only 80% maximum. The balance 20% have to come out from your pocket. In other words, it will be more difficult to buy a house in the future than the current situation unless you have good cash flow.

5. Let's be layman. Assuming you have a terrace house and opposite your house is an empty land. Someone came and build a semi-D. Once they semi-D completed, will your property be cheaper or more expensive?

Some property agents are saying quickly sell DG or else the price will come down due to the opposite project. Question is, what is the basis that the price will drop?

The developer is targetting to sell at RM400/ft2 and above. That's more than 30% higher than DG price per sqft. So again, in what basis DG price will drop?
The cars cant park along the road to our property. That will be excellent. Then everyone must get additional car park or those with extra car parks can rent out. Rental can increase.

The only reason why the property agents are saying it will drop is because they want to make a quick sell.

G Residence at Happy Garden launched their first 2 blocks around RM300-350 persqft. Now their 3rd block is selling at RM350-390 per sqft. 95% of their units are sold.

See Hoy Chan is having some land next to it and news in the market is saying that they intend to launch at RM400-450 per sqft.

Last but not least, if you still cant think whether DG price will increase or decrease, go ahead and listen to those agents. Go and sell your property. And then, ask yourself, where can you get another property within this close range to KL, PJ, Bangsar, Federal Highway, Plus Highway at the price you are selling?

Residents angry over proposal to build condos

THE residents and business community of Kuchai Entrepreneurs Park in Jalan Kelang Lama, Kuala Lumpur, especially those living and working in Jalan 11/116C, are up in arms over a development proposal that would increase the population density in the area.

The proposed two blocks of luxury condominiums, which will be 23 and 25 storeys, will increase the population density from 60 per acre to 400 per acre.

They are puzzled as to why the Kuala Lumpur City Hall (DBKL) is allowing such a proposal to go through in a township that is already bursting at the seams with overdevelopment.

“It is so congested that any new development in the area is going to affect the quality of life of the residents,’’ said Loke Chee Seng a resident of Dynasty Garden.

Dynasty Garden is made up of two blocks of condominium with 600 units.

Loke said the location was no longer a conducive place to live in with problems like traffic congestion, noise and air pollution already prevalent in the busy area.

“It’s going to get worse and a lot more problems are going to crop up,’’ he said.

Dynasty Garden management personnel Lim Keh Chwee said: “Many of the owners here (Dynasty Garden) bought a unit on the belief that the said land, (where the proposed development is going to be) was going to remain a green area.

“No one knew anything about the project until the signboard went up.

“If it goes through, the buildings are going to block everyone’s view,’’ he said.

Another resident, who only wished to be identified as Yoong, said on Mondays and Wednesdays -- the traffic situation was critical due the night market.

“I want DBKL to come and see the circus and judge for themselves,’’ she said.

Meanwhile, Seputeh MP Teresa Kok who also lives in Dynasty Garden questioned DBKL’s way of approving projects without looking at the plot ratio and controlling the height of buildings in the city.

“People who live in Happy Garden, Sri Petaling and Taman OUG use the Kuchai Entreprenuers Park’s main road to go to the city.

“This is a busy township and traffic is going to get worse if the project is approved,’’ she said.

Kok added that the residents had initiated a signature campaign to object against the project.

The deadline for them to make their objections is May 13.
