No More Airing Clean Laundry


Now.. not only management dont allow us to bask clothes at the balcony... Effective from next year.. government also don't allow... read The Star Paper..

Multilevel residences: No more airing ‘clean laundry’

PUTRAJAYA: Those living in multilevel residences will no longer be allowed to dry their clothes in the open “where the whole world can see,” effective next year.

This follows a government decision to tackle the eye-sore problem once and for all, and to clean up the image of Malaysian cities by coming up with a guideline for both developers and residents of such buildings.

Deputy Prime Minister Datuk Seri Najib Tun Razak said a guideline should be in place so that developers would be made responsible for preparing a special area or the proper facilities in its properties for drying clothes.

“We can see today that most people living in multilevel residences like flats, apartments and condominiums dry their clothes in the open. It is unsystematic and affects our efforts to portray a modern image for Malaysian cities.

“For the moment, we will have a guideline so that necessary action can be taken by parties concerned, including residents to have proper equipment and facilities so they need not expose their laundry,” he said after chairing the National Council on Local Government meeting on Tuesday.

The Deputy Prime Minister however said there was nothing punitive about the guideline as the aim was to encourage the public to be more sensitive about the issue.

“For the time being, it is more on making the moral switch. It it does not work, then we have to consider amending existing laws,” he said, adding a circular would be issued by the ministry next year to inform local authorities of the decision.

Najib said it would be the duty of local authorities and the Commissioner of Buildings to inform developers and managements of flats, apartments and condominiums to see to it that the guideline was followed.

FOR THOSE WHO HAVE HACK THE WALL TO HIDE AIRCOND TRUNKING


Latest news for those who has spent money hacking the wall to hide aircond trunking . They are now going unit to unit to check if you have hack the wall. If you have, you would have to bring it back out to its original plc and buy a special sealant from the developer to seal back the hole. I AM NOT KIDDING. The notice is already in the lift. And the architect has lodged a police report to save his own ass should anything happened to the building. So if you are planning to hack the wall, u better NOT cos it is gonna cost you a lot to bring the trunking out again. THIS IS SERIOUS !!!

Email from Member - Know Your Real Estate Agent (Don't be conned)



It is a norm that once a building has been completed and the buyers collected the key, many real estate agents will be waiting in line to offer their service. No doubt real estate agents are helpful and their intention is good. As a matter of fact, majority of the real estate agents are there to earn a living and at the same time offering their service to assist the house buyer either to look for tenant or to sell their property. It also works the other way around, where they help the tenants or prospective buyers to look for property. Basically real estate agents are like matchmaker. They help to match make both parties, but of course, with a little fee.

I think it is a common sense to know whether a real estate agent is good or bad. I'm sure many of us here have experience with them. Some are pro active, helpful and honest. Unfortunately, there are also some of them which give a bad name to the industry.

A friend of mine for instance have this real estate agent who help them to inspect their defect on the key collection day. The agent came with a masking tape and will mark the defect with the tape and draw an arrow on it. This is so that the developer will know the location of the defect. The agent also brought a torch light with her. Imagine such initiative and effort? It's truly amazing.

Another scenario is a friend who happen to engage a real estate agent which he regretted all his life. He intended to rent out the unit as he is comfortable living at another place. So the agent managed to look for a tenant for him. The tenant happen to be a company which will let their workers staying there. So both sides sign the agreement and money deposited. On the key handing over period, then he realized that the 'workers' of the company is a group of people from a particular county which he is not in favour to rent. Well, this may sound racist, but everyone has their own preferences and it happened that this friend of mine was really unhappy about this. Should he cancel the agreement, he has to pay penalty of the 2 months deposit to the tenant. Now he is regretting every moment.

So don't believe everthing you hear. Sometimes sales talk is like a wonderbra, it push you up so high that you thought you are on top of the world. What we want from the real estate agent is honesty. I'm sure majority of the real estate agents are honest people who wants to earn a living, it is just a few of them who tarnish their image.

Post of The Month - Know Your Tenant! (Don't be conned)

Hi All,

Recently i was approach by an agent with regards to renting out to expatriates, and it was on contract basis, dealing with the company itself. The company is S***** which mainly deals with customer service telephone agent (call center), it has an office in KL and serve mainly country like India, Vietnam, Cambodia, Pakistan, Thailand, Bangladesh, Philippine... Because of their cheap labor and also language barrier, therefore they are employed to work based in Malaysia. Therefore, in correct term, they are also considered expatriates. Do you know that even Bangladeshi site worker is also considered an expatriate? In correct definition expatriate and foreign worker are same meaning.

The company is looking for renting in Dynasty all together 40 units. By renting to them, we ourselves undermined our own property value. Now you might get the rental, how about the future when you want to sell the property? Dynasty Garden is supposed to be all about family concept living harmoniously, so please choose your tenant carefully so that in future if you want to take it back for own stay or selling, you can ensure a peace of mind. Imagine Dynasty is roaching with all these people all around you...

And most importantly, my 2 friends, ex-employees from S****** (I met them in separately, all of them told me same stuff) - According to what they told me, it seems that S*****has a reputation not paying its employee salary on time and cheated their EPF and gave empty promises on paying them! Most of them left company frustruated after waiting for their righful salary to be paid to them after listening to empty promise. Imagine if you rent to them, how sure are you that you'll get your monthly rental on time? How sure are you that your utility bills is paid on time? Is your deposit enough to cover the sweet empty promise time period? Will you have a piece of mind... now and future?

What kind of expatriate that only suffice with basic installation i.e. lightings and air cond without furnish? You can think for yourself. So before TOO LATE, please act wisely for your own sake and everyone sake, NOW and FUTURE

I support Grace on strictly renting out to family and young couples. Who you decide to rent decides the VALUE of future rental and future price. Of course you would not want to undermine your own property value ...

Meeting with the MP office






16 people came and we file a petition to the MP office against the developer on the air cond trunking and balcony grille issue.

The MP office will give us an answer whether to be the moderator for a dialogue between the developer and the purchasers.

In the mean time, we will report this case to the Local and Housing Ministry, soon. Stay tuned for next course of action.

This kind of thing should be thought in Year 1 Engineering School. Oh i forget... we should teach the Indon workers... not the developer.... because Indon worker construct our building...

Meeting Confirmed

someone has arrange a visit to the MP office at the same time on the same day. unless we have clones, i dont think we can be at two places at the same time.

the message makes many confused that i have no choice but to delete the post and issue a friendly reminder to the member.

the meeting to the MP office will be arranged on a later date as we do not need a whole bunch of us to see the MP - we are not protesting against the MP, so no point bringing a dozen of us to her office unless we want to waste each other time and irritate the MP. make sense huh? 2-3 persons should be ok.

we need the dozens of you, purchasers of dynasty garden to be at akisama office at jalan chan sow lin this saturday. we need to register our complaint formally. then only we complain to the MP. most of us have not registered the complain on the balcony grille yet to the developer. so we do things one step at a time. cant move both legs at the same time unless we are working in a circus as a clown.

tat's the problem when there's no leader. everyone wants to go their own way.

i just need a rep among u guys so that things are in order. we have not met yet for this saturday and things already gone unruly.

Due to new issues cropped out and most of the buyers of dynasty garden condo having hard time to do their daily routines such as insomnia, constant nagging from spouse, lost of appetite to eat, etc..... the Dynasty Garden Blog Team is proposing to have a meeting for brain storming session....

The objective of this meeting is to line up our strategy on how to tackle the current issues and at the same time, to recharge our energy. This is because group power is stronger especially when you know that you are not alone fighting against the donkey.

Dear YB Teresa Kok,
We are a group of purchasers who bought condominium units at Dynasty Garden Condominium, Kuchai Lama, Kuala Lumpur. The developer is Akisama Sdn Bhd.
We are writing to you because we feel cheated by the Developer.

This is because the air-cond trunking (as you can see in the attached photographs) is running on the wall, protuding and visibly seen by the eye. This is totally different than the show units where the trunking is embedded into the wall (photos of show units also attached). We feel that the Developer has mislead us the buyers by thinking we will get the same kind of workmanship with the show units. If the Developer wish to give such workmanship, he should have not mislead us by creating the show unit in such manner. This has shown that the developer is not sincere in the very first place and is just thinking of making profit but does not deliver their standard of work.

As purchasers, we fully understand if the model or specifications of materials is not available in the market, for instance specifications of tiles, sanitary wares, etc.

But the air-cond trunking is purely a workmanship matter. It is like giving a 'tayar celup' to a brand new car instead of a real tyre.

We have written to the developer but up to now, there has been no reply. Calls to their office is also a waste of time as we are being pushed around.

We have nowhere to turn and our main objective is to get a solution towards this matter, not to aggravate or create an issue.

We hope you can assist us on this matter.
