Email from Member - Know Your Real Estate Agent (Don't be conned)



It is a norm that once a building has been completed and the buyers collected the key, many real estate agents will be waiting in line to offer their service. No doubt real estate agents are helpful and their intention is good. As a matter of fact, majority of the real estate agents are there to earn a living and at the same time offering their service to assist the house buyer either to look for tenant or to sell their property. It also works the other way around, where they help the tenants or prospective buyers to look for property. Basically real estate agents are like matchmaker. They help to match make both parties, but of course, with a little fee.

I think it is a common sense to know whether a real estate agent is good or bad. I'm sure many of us here have experience with them. Some are pro active, helpful and honest. Unfortunately, there are also some of them which give a bad name to the industry.

A friend of mine for instance have this real estate agent who help them to inspect their defect on the key collection day. The agent came with a masking tape and will mark the defect with the tape and draw an arrow on it. This is so that the developer will know the location of the defect. The agent also brought a torch light with her. Imagine such initiative and effort? It's truly amazing.

Another scenario is a friend who happen to engage a real estate agent which he regretted all his life. He intended to rent out the unit as he is comfortable living at another place. So the agent managed to look for a tenant for him. The tenant happen to be a company which will let their workers staying there. So both sides sign the agreement and money deposited. On the key handing over period, then he realized that the 'workers' of the company is a group of people from a particular county which he is not in favour to rent. Well, this may sound racist, but everyone has their own preferences and it happened that this friend of mine was really unhappy about this. Should he cancel the agreement, he has to pay penalty of the 2 months deposit to the tenant. Now he is regretting every moment.

So don't believe everthing you hear. Sometimes sales talk is like a wonderbra, it push you up so high that you thought you are on top of the world. What we want from the real estate agent is honesty. I'm sure majority of the real estate agents are honest people who wants to earn a living, it is just a few of them who tarnish their image.

Post of The Month - Know Your Tenant! (Don't be conned)

Hi All,

Recently i was approach by an agent with regards to renting out to expatriates, and it was on contract basis, dealing with the company itself. The company is S***** which mainly deals with customer service telephone agent (call center), it has an office in KL and serve mainly country like India, Vietnam, Cambodia, Pakistan, Thailand, Bangladesh, Philippine... Because of their cheap labor and also language barrier, therefore they are employed to work based in Malaysia. Therefore, in correct term, they are also considered expatriates. Do you know that even Bangladeshi site worker is also considered an expatriate? In correct definition expatriate and foreign worker are same meaning.

The company is looking for renting in Dynasty all together 40 units. By renting to them, we ourselves undermined our own property value. Now you might get the rental, how about the future when you want to sell the property? Dynasty Garden is supposed to be all about family concept living harmoniously, so please choose your tenant carefully so that in future if you want to take it back for own stay or selling, you can ensure a peace of mind. Imagine Dynasty is roaching with all these people all around you...

And most importantly, my 2 friends, ex-employees from S****** (I met them in separately, all of them told me same stuff) - According to what they told me, it seems that S*****has a reputation not paying its employee salary on time and cheated their EPF and gave empty promises on paying them! Most of them left company frustruated after waiting for their righful salary to be paid to them after listening to empty promise. Imagine if you rent to them, how sure are you that you'll get your monthly rental on time? How sure are you that your utility bills is paid on time? Is your deposit enough to cover the sweet empty promise time period? Will you have a piece of mind... now and future?

What kind of expatriate that only suffice with basic installation i.e. lightings and air cond without furnish? You can think for yourself. So before TOO LATE, please act wisely for your own sake and everyone sake, NOW and FUTURE

I support Grace on strictly renting out to family and young couples. Who you decide to rent decides the VALUE of future rental and future price. Of course you would not want to undermine your own property value ...
