DBKL - Increase in Assessment (Updated)
DBKL has recently sent a letter to increase DG assessment rate to 6%. For instance, for a 1120 sqft will have to pay RM576. Isn't that high for a condo? At bad times like this, instead of lessen the burden of rakyat, they make our life more difficult.
Besides, has DBKL done a good job in Kuchai Lama?

Kepada Datuk Bandar, Dewan Bandaraya Kuala Lumpur
Per : Pindaan Senarai Nilaian
Dengan segala hormatnya, merujuk kepada perkara di atas, saya sebagai penghuni Kondominium Taman Dinasti (Dynasty Garden Condominium) ingin membuat bantahan terhadap pindaan senarai nilaian yang dicadangkan oleh DBKL.
Saya merasakan kadar 6% yang dikenakan oleh pihak tuan adalah terlampau tinggi dan membebankan rakyat pada masa ini di mana dunia mengalamai kagawatan ekonomi. Antara sebab-sebab terhadap bantahan terhadap pindaan senarai nilaian adalah sebagai di bawah :
i) lokasi kondominium taman dinasti berdekatan dengan pelbagai lebuhraya bertol, seperti Kerinchi Link, Smart Tunnel, NPE, PLUS dan sebagainya. Kami penduduk terpaksa mengeluarkan belanja lebih untuk kos pengangkutan.
ii) sebagai penghuni, kami bukan sahaja terpaksa membayar cukai tanah dan cukai pintu, tetapi perlu juga membayar 'maitenance fee' dan 'sinking fund'. Kami sebagai penghuni telah dibebankan dengan pelbagai bayaran kepada banyak pihak.
iii) terdapat 600 unit rumah di dalam projek kami. Sekiranya purata seunit rumah dikenakan RM700, bermaksud DBKL memungut RM420,000 dari Kondo Taman Dinasti sahaja. Ini merupakan jumlah yang amat besar.
iv) memandangkan persekitaran kawasan kuchai lama telah dibangunkan dan mempunyai kepadatan yang tinggi (high plot ratio), ini bermaksud DBKL memperoleh pungutan cukai yang tinggi. Perlu diingatkan bahawa masih terdapat beberapa buah kondominium sedang dalam pembinaan di dalam kawasan ini. Oleh kerana itu, DBKL akan mempunyai pungutan cukai yang banyak sekiranya semua ini diambil kira.
v) memandangkan kebanyakan jalan raya menuju ke kawasan kami adalah lebuhraya swasta, kos untuk DBKL menyenggalara jalan adala minimum. oleh yang demikian, DBKL tidak patu mengenakan kadar yang tinggi.
vi) Sepatutnya, DBKL mengenakan cukai yang rendah terhadap kami. Kebiasaannya, untuk rumah teres, pungutan sampah perlu dibuat dari satu rumah ke satu rumah dan memakan masa yang tinggi di samping mencemarkan kawasan sekitar semasa membuat pungutan sampah. Untuk kondo kami, terdapat tong sampah yang disediakan pada kedudukan tertentuk (centralised) di mana semua sampah dari semua unit dipungut dan diletakkan di situ. Oleh yang demikian, ini memudahkan kerja Alam Flora di mana memerlukan kurang kakitangan dan menggunakan masa yang singkat.
vii) Memandangkan kondo kami adalah jenis berpagar dan berpengawal (gated and guarded), maka semua lampu jalan adalah di dalam kawasan kami. Bayaran bil lampu jalan dilaksanakan oleh pengurusan kondo melalui maintenance bill bulanan terhadap penghuni.
viii) Kondo kami mempunyai kawasan hijau yang besar dan cantik tetapi diuruskan oleh pengurusan kondo dan segala kos penyenggalaraan adalah dibayar oleh penghuni melalui monthly maitenance bill. Oleh yang demikian, DBKL tidak perlu menampung kos yang besar untuk penyenggalaraan pokok-pokok di sekitar.
vix) Kawasan di sekitar kondo kami telah dipasang dengan sistem kutipan letak kereta. Ini merupakan satu lagi sumber wang untuk DBKL. Walau bagaimanapun, terdapat pihak yang tidak bertanggungjawab yang meletakkan bas-bas di jalan masuk ke kondo kami. Pihak kami telahpun membuat aduan kepada DBKL tetapi masih lagi tiada sebarang tindakan diambil oleh DBKL.
vx) Memandangkan kondo kami mempunyai peraturan yang ketat iaitu tidak dibenarkan mempunyai haiwan peliharaan seperti anjing, ayam dan sebagainya, maka, tidak ada risiko haiwan ini terbiar di jalan raya dan menjadi haiwan liar yang perlu dilupuskan oleh pihak DBKL. Ini merupakan penjimatan kos oleh DBKL.
Sebagai kesimpulan, kami merayu kepada pihak DBKL untuk mempertimbangkan semula kadar pindaan senarai nilaian yang ingin dikenakan. Pihak kami berbesar hati sekiranya DBKL prihatin terhadap cabaran yang dihadapi kami sebagai penduduk dan rakyat ibukota yang memerlukan kos yang tinggi.

Convenience Shop
For the benefits of outsiders who don't stay at Dynasty Garden Condo, and want to know more facilities of the condo, I'll feature those facilities from time to time. However, as i've featured almost all of the facilities and write almost everything about the condo, i've run out of topics. Ha...ha....
To make things more difficult, residents are not happy if i were to post something negative on the Blog. They prefer it to be discussed on the forum. In that case, what should i do with the Blog?
I've been asking many people to contribute their articles to the Blog but i received only 2 so far. This is a serious case. Personally, i dont like to keep the Blog and yet no update. That's worse than not having a Blog. It shows lack of enthusiasm and passion. Should i just maintain the forum, minus the Blog? If i were to maintain the Blog, what should i write about?
Please tell me your opinion on this.
As for the convenience shop at our DG, please support them by buying their stuff. After all, it's for our convenient.

Commercial Area - It's a convenience or a nuisance?
Name it and you will find one. Food, stationery, hardware, banks, bakery, cafes and many more. It's not dificult to find - they are all available at the Kuchai Entrepreneur Park, situated next to Dynasty Garden Condominium.
Some of the residents are happy that these shops are within walking distance from their property and it is so convenient especially for those working couple who has no time to prepare dinner as there are plenty of shops selling food. On the other hand, there are some complaints that these shops caused congestion.
Whatever the reasons are, the shops will always be there and like it or not, most of us will patronise these shops every other time.

Incident at the Guardhouse
Well my fellow residents, I wasn't at the scene but let me enlighten you with the best I can of what I heard about the incident.
The argument may be due to the black Toyota Avanza (still seen parked close to our exit as at 05/04/2009) bearing the registration number from Johor Bahru as a few chaps that involved in the argument keep pointing at that vehicle. I assume it was about some damage done to the vehicle.
An argument ensued and shouts heard. Two of the chaps acted rough on one of the Indian guard. One chap in white shirt grabbed the Indian guard by the neck and another chap in sky blue shirt threw a few punches on the Indian guard.
The Indian guard and another guard retaliated by charging and hit the two chaps with a stick. The two chaps backed off. A moment later the chap in sky blue shirt went into one of his gang's car and took a stering lock to return the attack but realising his stick was too short compared to the guards, he threw it on the floor and instead went into the same car and drove in quick speed acting as if to knock the Indian guard. The Indian guard again retaliated by hitting the windscreen of that car. It didn't smashed the windscreen but it left two big crack on it.
At this moment, someone from the management office finally came to cool the situation. The hero seems to be Shashi (I hope I got the spelling right). Shashi took some pictures and the chap in sky blue shirt seen showing his aching arm and the broken windscreen to Shashi as if the guards are treating them roughly.

Kuchai Avenue Blog
Another project of Akisama, Kuchai Avenue Service Apartment which is also located at Kuchai Lama has it's own blog - http://kuchaiavenue.blogspot.com.

Unlike DG Blog which has a dedicated forum, they focus on the chatbox, which is very active at the moment.
